It’s going to be a great long weekend!

My in-laws are coming, but I’m headed to the coast to visit my brother and uncle, and maybe see my nephews too. I’m also going to be at a networking event working to bring more investors to Kamloops, to benefit their families and mine.
I will update you on how that goes, but here is what I’ve been up to this week:
– got involved with the Kamloops Real Estate Club and booked an accountant speaker for our next meeting Feb 26th.
– been making weekly call to my “accountability partner” Sgaan. We are building similar businesses in different asset classes, he in multifamily and me in SFH. It’s nice to have someone to share the ups and downs with, and brainstorm.
– viewed 5 houses and made 3 offers, one is featured below

I snapped a quick photo while helping my new tenant move at 8pm on the 1st, instead of cuddling my wife at home like I would have preferred. There was no moving trucks available so I volunteered my trailer and my strong back to get it done.
I know that this small sacrifice on my part makes a huge difference in the lives of my tenants, so I’m happy to do so whenever possible.

This week’s deal is a great investment! Set up as a good 2 residence home. Is zoned and lot size permits future duplex, which if developed would produce an additional $100,000 profit. Good cashflow of 10% per year plus favourable exit option make this a great investment. Here are the numbers:

There are simply too many good deals in Kamloops for me to capitalize on all of them. As result, I will be publishing my proforma reports and the plans I would carry out on these properties to produce the double digit returns I talk about on this website.
