Greetings!

A few updates since my last newsletter

I hope you had a good Christmas, ours was just us and we had a good time. Our newest addition Laci(Lacianna Victoria) is now home with us, it’s been almost 2 weeks and she has been a delight.

Condolences:
It’s a sad time of year for some, losing a loved one anytime is hard but Christmas time can amplify the grief.  My deepest condolences to my friends and family who know what I’m talking about and who lost a loved one in 2015. 

Course Announcement:
Although I am only 30, I have quite a few grey hairs, and am looking forward to a change of pace focusing on raising our kids and the odd real estate deal.  

My retirement party was good fun in case you missed it, thanks to everyone who made it a success!  Between the 50/50 draw and book sales we raised almost $725 to bring home Isla.  

My business partner and realtor Gordon Ballantyne and I announced a new course we’ve designed “How to Invest in Kamloops Real Estate.”  It’s a 3 hour live training evening on February 24th and 26th where we will outline ALL the secrets to our business including:
– what types of properties to buy and which to avoid
– how to find deals that will have investors throwing money at you
– where to find investors and what to say when you meet them
– what websites to use for research and building presentations(a full list of the software we use)
– how to work with a realtor(and the unfair advantage the right realtor provides)
– the best parts of Kamloops for growth
– business models that make money no matter what the market is doing(up, down or flat)

Greetings!

I have a few big announcements since my last newsletter. We are pleased to introduce our newest addition! Lavinia and Landen’s biological sister will be joining our family and we can’t wait. We have been vising her regularly, and hope to have her home before Christmas 🙂

 

In the meantime, I have an official announcement that many of you know already. I am retiring and my last day as an RCMP officer will be Jan 1, 2016. Full time dad/real estate investor is now my life!  I’m having a retirement party and you are invited, keep reading to learn the details.

Time flies… It’s already been a year since these little munchkins entered our lives and wow have they grown! Today Marcy and I celebrate 8 years married. Wow. 2015-06-28 09.42.42

 

I tried my hand at “scrapbooking” for Marcy’s birthday last week, and made a mini picture album of the past year.  It is hard to believe how much can change in such a short time!  Going through photos I think our kids have doubled in size! Landen is now the age we first met Livy(he couldn’t even crawl then), and she is talking enough to have a meaningful conversation! I’ve discovered why time seems to move so fast, you can read about it here if you are so inclined.

Greetings!

I’m very proud of my little girl! She has been brushing her teeth(very vigorously) ever since I showed her how, and she was very patient with the dentist yesterday 🙂

She passed with flying colors and although she was nervous she even got her teeth painted.  Of course credit is owed where it is due, so thank you very much to Dr. Michael Hansford and his team. Our last visit included a ride in the chair, playing with the water squirt gun, rubber glove balloons, and prizes, so I am sure that helped in getting my 2yr old to sit still this time around!

Although Landen was not interested in “saying ah”, the issue was not forced so there was no negative experience for him either.

Funny how kids can totally change what you occupy yourself with, who knew I could be so happy about a dentist 🙂

To paraphrase Gandhi: Thoughts lead to speech, speech to action, action to results.  

That’s why the “gurus” all teach about mindset, and how to change your mindset to match your desires.  Tips like “writing down goals” or “start the day with positive self speak” seem so simple, too simple to work. But the fact is, these little things will change your thoughts, and that is the only way to obtain the results you want.  

It may take 10 years(like it did me, read more on that below), or you might get results much faster, but the secret is to find ways to control your thoughts, otherwise known as your mindset.  Your brain has been programmed to think in a certain way, but as soon as you become aware of this, you can influence it, and change it if you wish.  

If you feel like you need a change in your life, it might be your own thinking that is standing in your way. That is why this week I’ve shared a couple major changes in my thinking, in hopes my story will somehow improve your life.

Greetings!

It’s been a while since I’ve written, thanks to all of you who reached out curious about what I’ve been up to.  My last 8 weeks were like this: 

Back to work full time(my job is still interesting but I don’t miss the nightshifts!)*, Juggling childcare till Marcy is off for the summer(Thank Grammie and Memere for providing relief during this busy time!!), Turned 30, Closed on a townhouse(college fund for the kids), Caught up on training(ran the PARE at 3:02, yay better than last year,  for a reminder of what that is like click here), accepted offer on a house downtown closes June 1st, multiple tenant turnover, visited family in AB for a week, my son Landen started walking, and we are trying to get him and Livy to wear their glasses.

As you can see I have had my hands full during the last transition, so the newsletter took a backburner.  But now I am back! I will be experimenting with different formats in upcoming issues so be sure to let me know what you like/dislike 🙂

*Aside: In two short months back at work I’ve dealt with hundreds of situations of human nature, at it’s worst and at it’s best.  I had forgotten what that was like and the 9mo parental leave was a nice break to reset my thinking, I can now respond to files with a fresh perspective. I will write more about this topic one day…

I had a great day and no bad luck, I hope you had the same 🙂  Some people might be superstitious about Friday the 13th, so I did some research to see where this idea came from. Here is an article with some surprising facts:
– the plane crash of the true survival story depicted in the 1993 movie “Alive” was on this date 1972
– in the UK there are more car crashes on Friday the 13th
– there are fewer crashes and insurance claims on this date in the Netherlands
– in numerology “12” indicates completeness, so 13 is incongruent
– in the US, a change in behaviour thanks to this date costs an estimated $800-900 million that day
– Finland always holds “national accident day” on Friday the 13th
– there may be some Christian roots to the superstition(although being superstitious is not Christian)
– it is a relatively new western superstition(19th century)

Anyway, here is what I’ve been up to the past couple weeks:

– dropped off more fliers
– had my realtor find me an awesome deal(on the surface, more on that below)
– went to Vancouver twice: learned about a creative strategy Saturday, then an awards night Monday
– only 1 vacancy left!
– writing lots of offers: two private sales in the works

Greetings!

It’s been busy for me so I don’t think I will be doing weekly emails until things settle down a bit. Here is what is new with me:

– spoke at the local real estate club(Real Estate Network of the Thompson)

– Landrush Conference went well with lots of leads to follow up with(I am only willing to work with select partners so some follow up work to do)

– have a partner on a townhouse that will close March 9th so lots to do there(inspection, coordinate reno, place tenant)

– have a great townhouse unit left that I want to partner on(see deal of the week below)

– made an offer last night on a great place downtown, just waiting to hear if the seller and I can come together on a price

– supervised 2 tenant move outs

– tax filing to finalize, and coordinate going back to work full time now that parental leave is running out(childcare is expensive!)

It’s been a wild ride and I can’t wait to see where it ends!

Hello!

This was a productive week for me, I hope you had a good week too! Here is what I’ve been up to this week:

–  distributed some of my fliers(I biked 60km last week and am loving the early spring!)

– got a response to my fliers and am viewed a potential private sale

– 2 accepted offers with subject removal March 6th, YAY!    

– lots of showings for my 2 basements coming vacant next month

– prep work for 2 speaking engagements this week: I have a booth to set up too
